Fade In Fade Out Help Please

I have tried to follow the instructions for the fade in and fade out on Wiki, but I am having a few issues.

I have a scene and want a graphic to fade in, hold on screen for 5 seconds and then fade out. But its not working.

I have created a FadeIn Boolean on the Actor itself and I can get it to fade in, but after 5 seconds it will not fade out!

Can anyone look at the screenshot below and tell me what I have got wrong?

    first thing I see is that the Fade Out is inside the Timer after 5 seconds. You should have the after 5 second timer inside of the fade out rule, but around the Timer behavior already in the rule.

    I'm still doing something wrong. I can make an image fade in or I can make an image fade out, but I can not get an image to fade in, hold for 5 seconds and then fade out! Can anyone help?
