In Need of Some Suggestions -- Looking for help :)

I have been working on a Pokemon-type RPG game for about a month now, playing with ideas and getting graphics made and even coding some of the work. I have come to the conclusion that, with summer classes and then school full time again this fall, that the concept I have in mind wont fit what time I have to develop games.
I've thought a while about this and I'm not sure what I should do. I don't have time to finish the game because it's still in early phases but a majority of the graphics are finished and the concept is almost set in stone. There of course are many twists and turns the storyline could take and thats up to the dev to figure out but on to my main point: I need to know how I should go about releasing the data.
I have a few options: the first is to bundle the rights to the name, the images, the coding, and all files associated with the game (200-300 original graphic files) and sell them to a developer who is looking to make the game a possibility. I would post the topic along with a preview of the graphics and preview of what the game has progressed to so far to show that they are indeed professionally made and take the highest bidder.
My second option is to just take the image files, create a preview, and sell an RPG graphic pack for a lesser value. Im looking for template designers mostly to reply on this paragraph because Im not sure if this would be a flunk or a big hit based on their experience.
I need to make money off of this project obviously because I have invested a few thousand dollars into the graphics and time that it took to get the app to this point. I have a domain registered for a year under the game's name that would also go with the game so there is obviously huge hopes. Let me know what you think; Im looking for template designers, template customers, people who may want to purchase the whole game package, or any GS user just to see how this will play out.

You could also try something I do. As I work full time (usually about 60 hours a week) + Have a family - I conceptualize a game and then break everything down into 30 minute chunks - everyday on my lunch break I take 30 minutes and do a task. It might take 2-3 months to finish something, but it works and it is a good way of working.
If those are not options (I know that Trust is a big variable here) then I'd go for option 1.
